What is the best way to monetize the patent once granted? How do I decide whether to sell the patent or to use the technology myself?

It would depend upon whether or not you have the means and technology to implement or "work" the patent - a patent gives the patent owner the right to prevent others from making, using, or selling the patented device, system, or method - it does not necessarily give you, as the patent owner, the absolute right to make, use, or sell your own patented device, system, or method because you may infringe some other patent when you work your own patent. So, if you do not have the means or technology to work the patent, you may be best to sell the patent rights to someone or to at least license the rights to the patent.
